German Pao is the founder and principal of Pao Builders, a South Florida–based general contracting and development firm specializing in vertical construction — including multifamily, residential, and commercial projects.

With over 15 years of experience in construction management and more than 10 years as a structural engineer, German brings a rare blend of technical design expertise, financial insight, and hands-on field leadership to every project. His dual background allows Pao Builders to deliver projects that are architecturally refined, structurally sound, cost-efficient, and consistently completed ahead of schedule.

Throughout his career, German has managed major construction projects valued between $800 million and $1.4 billion, leading teams responsible for project management, scheduling, cost control, and full-scale execution across multi-phase infrastructure and vertical construction.

In addition to his extensive engineering and construction experience, German is also highly experienced in the financial and funding side of development. He works directly with banks, private lenders, and hard money institutions to structure and secure project financing, manage draw schedules, and ensure proper documentation and compliance throughout the funding process.

His experience spans both the engineering and construction disciplines, giving him a deep understanding of design intent, buildability, and budget optimization. Today, his focus is on multifamily, residential, and commercial developments, combining structural precision with financial acumen and field-tested efficiency to deliver projects from concept to completion — safely, intelligently, and on time.
